Emergency and exit lighting is required by building codes in virtually every commercial building. Non-compliance can result in fines, failed inspections, and liability exposure. This guide covers current requirements.

Code Requirements Overview

International Building Code (IBC)

  • Section 1008: Exit signs required at every exit and exit access door
  • Section 1008.3: Emergency lighting in all exit paths
  • Duration: 90 minutes minimum on battery backup
  • Light level: 1 FC minimum along exit path (initial), 0.6 FC at 90 minutes

NFPA 101 (Life Safety Code)

  • Section 7.9: Emergency lighting required in:
- Exit access corridors

- Exit stairways and ramps

- Exit passageways

- Assembly areas over 300 occupants

- Underground and windowless areas

  • Section 7.10: Exit sign requirements:
- Letters minimum 6 inches high

- Visible from 100 feet

- Illuminated at all times (5 FC on face)

NEC (National Electrical Code)

  • Article 700: Emergency systems must have independent power source
  • Article 701: Legally required standby systems
  • Transfer time: 10 seconds maximum to emergency power

Testing Requirements

Monthly Testing

  • Activate emergency mode for 30 seconds minimum
  • Verify all exit signs illuminate
  • Document date and results

Annual Testing

  • Full 90-minute discharge test
  • Measure light levels at floor level
  • Replace any fixtures that fail
  • Document and keep records for inspection

Common Inspection Failures

  • Dead batteries (most common) — LED fixtures last much longer
  • Missing exit signs
  • Blocked exit paths
  • No testing documentation
  • Insufficient light levels
  • Non-illuminated exit signs
