LED fixtures require significantly less maintenance than traditional lighting — but "less" doesn't mean "none." A proper maintenance schedule extends fixture life and maintains light quality.

LED vs Traditional Maintenance Comparison

Lamp replacementEvery 1-3 yearsNever (fixture life)
Ballast/driver replacementEvery 3-5 yearsRarely (10+ year life)

Annual maintenance cost (100 fixtures)$3,000-$8,000$500-$1,500

Recommended Maintenance Schedule

Monthly Tasks (10 minutes)

  • [ ] Visual walkthrough — check for any dark/flickering fixtures
  • [ ] Emergency/exit light 30-second functional test
  • [ ] Report any fixtures showing signs of distress (discoloration, flickering, unusual noise)

Quarterly Tasks (1-2 hours per 100 fixtures)

  • [ ] Clean exterior fixtures (area lights, wall packs, flood lights)
  • [ ] Check photocell and motion sensor operation
  • [ ] Verify dimming controls are functioning correctly
  • [ ] Inspect wiring connections at a sample of fixtures

Semi-Annual Tasks (2-4 hours per 100 fixtures)

  • [ ] Clean all interior fixtures (lens/diffuser wipe-down)
  • [ ] Clean parking lot fixture lenses (bug and dirt buildup)
  • [ ] Inspect mounting hardware (tighten loose screws/bolts)
  • [ ] Check for water intrusion on outdoor fixtures
  • [ ] Test all dimming zones and scenes

Annual Tasks (4-8 hours per 100 fixtures)

  • [ ] Emergency light 90-minute full-duration test (NEC/NFPA required)
  • [ ] Document all test results in maintenance log
  • [ ] Replace any failed emergency batteries
  • [ ] Deep clean all fixture lenses (removes built-up film that reduces output)
  • [ ] Verify foot-candle levels with light meter (compare to original design)
  • [ ] Review energy consumption data for anomalies
  • [ ] Check warranty expiration dates on installed fixtures

Cleaning Tips by Fixture Type

High bays: Use telescoping pole with microfiber duster. For grease/grime (kitchen, manufacturing), use mild detergent and soft cloth. Never use abrasive cleaners. Wall packs/Area lights: Hose down exterior (IP65 rated fixtures only). Wipe lens with glass cleaner for stubborn deposits. Troffers/Panels: Remove diffuser, wipe with damp cloth, reinstall. Vacuum dust from above if accessible through ceiling plenum. Vapor tight: Wipe sealed housing with damp cloth. Check gasket integrity — replace if cracked or compressed.

When to Replace vs Repair

Replace the fixture if:
  • Light output is visibly reduced (compared to adjacent identical fixtures)
  • Fixture is physically damaged (cracked housing, failed seal)
  • Fixture is flickering and driver replacement doesn't fix it
  • It's out of warranty and a newer model is significantly more efficient
  • It's over 10 years old (technology has improved dramatically)
Repair (driver replacement) if:
  • Fixture housing is in good condition
  • Driver failed but LEDs are fine
  • Fixture is still under warranty
  • Same driver is available as a replacement part

Cost of Neglecting Maintenance

  • Dirty lenses: 15-30% light loss from accumulated dirt and dust
  • Failed emergency lights: Code violation fines ($500-$5,000 per violation)
  • Undetected failures: Dark areas create safety/liability risks
  • Voided warranties: Some warranties require proof of maintenance
